Damp air, musty smells, sagging insulation and microbial growth usually come from three problems at once: water, humidity and gaps in the structure. We fix all three as one system.

What a full encapsulation includes

Water Management. Gutter diverters, drain socks, perimeter trench or French drain, and Zoeller sump pumps with a battery back-up move water away from your foundation.
Climate Control. An Aprilaire dehumidifier sized to your crawl space, plus a hygrometer, holds humidity near 50% all year.
Structural Barrier. We remove old insulation and old poly, treat microbial growth, then install a white 16 mil encapsulation liner, seal the vents and add closed-cell foam banding.

How it works

Estimates for new work are free. Chris walks your crawl space in person, shows you what he finds and writes an itemized proposal. There is no deposit; payment is due when the work is done.

Warranty

Encapsulation workmanship is covered for 15 years while your home stays on our Annual Care Plan, and it transfers to a new owner who keeps the plan. Dehumidifiers carry a 5-year parts warranty and sump pumps a 3-year parts warranty.
